Highmark Painters & Handymen, LLC — Terms & Conditions

Effective Date: February 6, 2026 Applies To: Residential and Commercial Painting and Handyman Services

These Terms & Conditions ("Terms") govern all services provided by Highmark Painters & Handymen, LLC. By requesting service, approving an estimate, or allowing work to proceed, you agree to these Terms.

1. Scope of Work

All services are performed as described in the approved estimate or proposal. Changes must be authorized in writing.

2. Estimates & Approvals

Estimates are based on observable conditions and client-provided information. Pricing may change if conditions differ.

3. Time & Materials Billing

Some projects may be billed on a Time & Materials basis. Time estimates are not guaranteed totals.

4. Residential Painting – Deposit & Payment

25% deposit at scheduling, 25% at start, 50% upon completion.

5. Handyman Services

Pre-approval eliminates the $75 service visit fee. Otherwise, fee applies and is credited toward approved work.

6. Commercial Services

Commercial projects may require deposits or milestone billing.

7. Net 15 / Net 30

Available to approved commercial clients only.

8. Scheduling & Access

24-hour notice required for cancellations.

9. Property Conditions

Highmark is not responsible for pre-existing conditions unless caused by negligence.

10. Safety

Work may pause if unsafe conditions exist.

11. Workmanship Warranty

One-year limited workmanship warranty applies. Exclusions include weather, moisture, structural movement, and manufacturer defects.

12. Governing Law

Governed by Florida law.

13. Estimate Acceptance

Email, text, digital approval, or commencement of work constitutes acceptance.
