About This Service
Highmark handles the practical, everyday HVAC maintenance tasks that keep your Tampa Bay home comfortable and your system running efficiently — filter swaps, vent cleaning, and register replacement. For full system replacement, refrigerant work, thermostat work, or ductwork, hire a licensed HVAC contractor directly.
Filters & Registers
Clean filters and properly functioning registers are essential for air quality and system efficiency.

Exhaust Fans
Bathroom and kitchen exhaust fans keep moisture and odors out of your home. When they fail, we replace them quickly and quietly.
Exhaust Fan, Replace Motor — Bathroom and kitchen exhaust fan motors replaced when fans become noisy or stop working.
Exhaust Fan, Replace Unit — Complete exhaust fan assemblies replaced with new, quieter models at existing vent locations.
Note: See also our Light Fixture Installation page for additional fixture work.
Indoor Air Quality & Filter Scheduling
Consistent filter maintenance is the single most impactful thing you can do for your HVAC system’s lifespan and your home’s air quality.
MERV Rating Selection — We help you choose the right filter MERV rating for your system — MERV 8 for standard filtration, MERV 11–13 for allergy and pet households, without over-restricting airflow.
Filter Change Reminder Setup — We leave replacement filters with your unit and note the change date so you know exactly when the next swap is due.
Multi-Filter Homes — Homes with multiple return air locations get all filters swapped in a single visit.
Outdoor Unit Visual Clearing
Debris buildup around the outdoor condenser unit reduces efficiency. Highmark handles visual clearing safely — no refrigerant, no electrical work, no opening units.
Debris Clearing — Leaves, grass clippings, and debris cleared from around the outdoor condenser coil area to maintain airflow.
Vegetation Clearance — Shrubs and plants trimmed back from the unit to maintain the minimum 18-inch clearance recommended by manufacturers.
